SIMEON Residential Properties, a California Corporation, is a residential land development company established in 1991 by James Russell Pitto and Andy Chaikovsky, former President of Kaufman and Broad of Colorado. In 2008 Mike Kim, Chief Investment Officer, former Vice President of Pulte Homes and BRE joined the SIMEON Residential Properties Team bringing years of experience in urban infill, condo and rental multi-family property development.

The investment strategy of SIMEON Residential Properties is to acquire, directly or in joint venture, unimproved land that has been or is about to be approved for residential development. The company prepares the master plan for the site, develops the project's overall marketing strategy, selects homebuilders, and constructs the infrastructure for the master-planned community, including roads, utilities, common area landscaping and amenities. The company identifies markets where new job formation has increased the demand for new home construction, but where there is a shortage of finished lots due to entitlement and financing constraints.

The collective experience of SIMEON Residential Properties' executives includes the planning and development of 16 master-planned communities (approximately 3,300 acres); development of 11,500 finished lots; construction of 1,500 SFR in several major growth markets, including Colorado, California, Arizona and Florida; and development of over 1,500 high-density housing units. Combined with the legal backgrounds of the principals, this formidable team has the full range of real estate disciplines and the proven track record necessary to structure deals and meet the entitlement and development challenges of converting land into economically successful residential communities.
