At acquisition, 979 Broadway was a 76,000 square foot, two story building over one level of
underground parking, located at the intersection of Broadway and Meadow Glen
in Millbrae, California. SIMEON won City approval in November 2006 to convert
the former office building into a 55,529 square foot lifestyle oriented retail center.
The property underwent a significant architectural upgrade and renovation
completed in Fall 2007. Ground floor retail space is available for lease. The second
floor is fully leased by 24 Hour Fitness and A Perfect Day Spa. Ground floor tenants include
Red Brick Pizza, Subway, C2 Learning Center, The Little Gym, Nubi Yogurt, and TransPacific
National Bank. Nearby retail stores include Trader Joe’s, Mervyn’s, Office Depot,
Starbucks, and Safeway.
The exterior façade was upgraded and modernized to create an attractive retail
center. The façade upgrades include new windows on the second story, stucco on three
sides of the building, a level of new storefronts on the ground floor which are set
back from the existing building front in order to create a pedestrian arcade, and a
new elevator lobby entrance. In addition, numerous architectural features were added to
enliven the exterior. All new landscaping and project signage was also completed. A new 40
car parking garage was added on the ground level.
